Environmental assessment and consulting

Environmental assessments have become an integral part of Real Property transfers and refinancing, Brownsfield development, environmental due diligence and emergency/disaster remediation. If you own, buy, sell, manage, insure or finance Real Property, then at some point you will be involved with an environmental assessment. Environmental assessments are meant to identify real or potential environmental risks associated with current environmental and health and safety regulations.

Kollaard Associates has certified Environmental Professional staff, fully trained in coordinating and conducting environmental site assessments, environmental remediation, reclamation and restoration, contamination and spill inspections, and storage tank (UST and AST) assessment and removal supervision. Professional Engineers, Environmental Professionals and Qualified Persons on our team can provide environmental assessments including Phase I, Phase II, Environmental Due Diligence and Property Condition assessments.

As of July 1, 2011, the new Record of Site Condition Regulation, O.Reg. 153/04 (O.Reg. 511/09) is now in effect,. The regulation requires that a Record of Site Condition (RSC) be filed for certain land use changes. For example, a change of land use from Commercial/Industrial/Community to Residential/Parkland/ Institutional requires submission of an RSC. Some municipalities may also require submission of an RSC for substantial property redevelopment where a change in land use is not intended. The voluntary submission of an RSC will be permitted.
